Orwell Logistics Park

Brandsafe provides a strong foundation of impact protection for Phase 2 of Orwell Logistics Park

Developer: Equation Properties

Architect: UMC Architects

Main Contractor: TSL Ltd

Orwell Logistics Park is strategically positioned on the A14, between Ipswich and the Port of Felixstowe. This site has been developed by Equation Properties and offers more than 1,000,000 sq. ft. of warehousing space across the 60 acre site, with individual units of up to 500,000 sq. ft. available.

Phase 2 of this development saw Brandsafe appointed by Main Contractor, TSL Ltd, to provide a range of impact protection systems and cycle storage solutions for Units 4 and 6. As part of this project, Brandsafe delivered a number of external and internal safety solutions.

Safety (Bollards) First

The Brandsafe range of Safety Bollards has been designed to cater for all possible applications. Here on this project, our Heavy Duty Potted Bollards and ImpactSAFE Bollards were specified for strategic impact protection.

These bollards, as well as our Safety Barriers, safeguard people and property against avoidable accidents, making sure that everyone gets to go home safely at the end of the day. They also protect the developer’s and building occupier’s investment by preventing HGV and other vehicle damage to the building, as well as other valuable assets.

Externally, over 35 Potted Bollards were cast into the ground to provide high level protection in busy yard areas, as well as around potentially vulnerable staircases and doorways. As specified by UMC Architects, these bollards are 219mm in diameter with a galvanised steel core for robust impact resistance.

For the internal doors, ImpactSAFE Bollards were deployed to protect people and the building itself from potential MHE impacts. These bolt-down bollards also provide additional floor surface protection with their built-in shock absorbing rubber buffers. On both bollard systems, the polymer covers are highly visible and low maintenance.

Ramping Up Protection

Access ramps can be high risk areas on sites such as these, which is why we always take the required precautions to ensure adequate protection. In this case, over 250 linear metres of Armco 760 Safety Barriers were installed by Brandsafe in conjunction with Pedestrian Handrail (HR50). Brandsafe’s Pedestrian Handrail system has a unique polymer sleeving, with its ergonomic design ensuring both comfort and pedestrian safety in all weather conditions.

We fitted these Armco Barriers with Armco Safety Ends and Armco Post Caps to ensure that the personnel using this site are protected from any sharp edges, as well as providing an extra level of visibility for vehicle operators.

We also made use of our Armco Safety Corners to create custom barriers around external plant requiring impact protection. These versatile polymer accessories allow us to easily configure bespoke layouts where other barrier systems might struggle.

The Finishing Touches

With the base layer of impact protection now in place, there were a few additional items that needed to be installed in order to prepare for handover. Potted Lamp Post Protectors were cast in to the car park and HGV yard areas to protect these posts from any accidental vehicle impacts.

Outside the main pedestrian building entrances, pairs of Glass Barriers were installed to safely guide foot traffic in and out of the building, while also adding an aesthetically pleasing touch to the entranceway.

Finally, 15 Cycle Shelters were installed across this site, providing useful infrastructure for the building occupiers and its employees. Both single and multi-tier shelters were included as part of this fit-out package, as Brandsafe provided these cycle storage solutions to maximise the available space.

George Howe, Head of Commercial Sales at Brandsafe, had this to say:

“We’re delighted to have completed another successful project with TSL Ltd and UMC Architects for Equation Properties. Brandsafe’s impact protection fit-out for Phase 2 of Orwell Logistics Park is another example of how our product range can be quickly and easily installed and adapted to meet the requirements of any site.

Of course, none of this would be possible without the dedication of our on-site Project Delivery Teams who, with their extensive knowledge and high level of workmanship, continue to make a real impact. Thanks for keeping everything on track and consistently delivering to a high standard for our clients.”

Leading Logistics Provider in Milton Keynes

Logistics Provider MK Project Case Study

H&M

Brandsafe delivers best-in-class impact protection solution for XPO Logistics

Working directly with an industry-leading 3PL provider, Brandsafe has designed, manufactured and installed a high-performance, bespoke impact safety solution at a new logistics warehouse in MK.

Developed by GLP, this newly-constructed site is a state-of-the-art 139,814 sq. ft. warehouse and logistics building.

This global logistics company are now operating this ‘Grade A Standard’ warehouse on behalf of its new occupier, a global automotive manufacturer.

Brandsafe was commissioned by the team at logistics company to provide a tailored pedestrian safety barrier and line marking solution for this new site.

With this being such a recently occupied building, it was crucial that Brandsafe were able to work around the requirements of the logistics provider and their end client.

Choosing the best safety system

After a thorough site survey by the Brandsafe Team, a number of options were put to the logistics company and their end client, ranging from a system of standard Armco Safety Barriers to a bespoke high-performance impact safety solution with Polymer Safety Barriers.

The Brandsafe range of Polymer Safety Barriers has been independently certified to PAS 13 standards by globally-renowned test house TUV Nord.

This range’s proven impact rating and elevated levels of performance, coupled with Brandsafe’s consultation with the global 3PL company on the site’s requirements, led to our Single Bumper Pedestrian Barrier system being selected for this project.

Why Brandsafe Polymer Barriers were specified

Being a busy modern warehouse that has numerous forklift trucks and personnel operating in and around it at any given time, this logistics facility requires a robust and highly visible impact protection solution.

The Single Bumper Pedestrian Barrier can withstand head-on impacts of 11,000 J, which is the equivalent of a 3500 kg forklift truck travelling at 5.7 mph.

With the end client prioritising system performance in order to protect its staff and assets on-site, these polymer safety barriers were selected as the best fit for the task at hand.

Brandsafe designed, manufactured and installed over 80 metres of this bespoke safety barrier system for the logistics client at this site to provide outstanding warehouse protection.

Through our PAS 13 certified barrier testing with TUV Nord, we know that this product deflects 224mm on average when struck head-on by an 11,000 J impact force.

This knowledge allowed us to plan safe pedestrian routes and walkways with logistics warehouse with confidence throughout this facility.

Creating safe pedestrian routes

To highlight the key pedestrian routes for vehicle operators and pedestrians alike, Brandsafe provided these safety barriers in a high visibility Safety Yellow finish.

Brandsafe also installed a number of Pedestrian Safety Gates onto these barriers at key intersections throughout the warehouse.

In particular, there was a custom layout in the Loading Bay Area where multiple Pedestrian Safety Gates were needed in quick succession to facilitate the safe movement of personnel.

Alongside the pedestrian safety barriers, over 300 linear metres of Line Marking were also installed by Brandsafe to clearly demarcate the warehouse’s pedestrian walkways.

A full breakdown of the Line Marking provided by Brandsafe at this site is as follows:

  • 362 linear metres of Yellow Pedestrian Walkway Lines (100mm wide)
  • 26 square metres of Pedestrian Zebra Crossings
  • 12 No. ‘Walking People’ Floor Indicators
  • A 6.5m x 6.5m Yellow Cross Hatch Box (with 1.5m centres)

Our ImpactSAFE Bollards with their steel cores and polymer covers were also installed to protect vulnerable external doorways and assets in the HGV Yard and Loading Bay Areas.

Preparation is key

To ensure the best possible application of this new Line Marking, the Brandsafe Installation Team prepared the warehouse floor with a combination of vacuum recovery floor grinders, hand grinding and shot blasting machines.

This thorough floor preparation process removes any existing loose material and leaves the substrate open and free from surface contaminants.

All of the Internal Line Marking and ‘Walking People’ Floor Indicators were installed using a thixotropic epoxy resin by way of a brush and roller system, which was then allowed to cure undisturbed for a number of hours as per industry best practice.

The Brandsafe Difference

The ultimate goal of this project was to provide a high-performance safety system for leading logistics company and their client, all without disrupting the operations of a newly opened site.

To achieve this, Brandsafe attended site multiple times, before during and after the initial installation process to make sure that everything was installed perfectly first time.

The client had taped out initial pedestrian walkway routes, which Brandsafe were then able to work to once they had been proven as the correct solution for the building’s layout.

Due to the critical timing of this project in the building lifecycle, the Brandsafe Install Teams would often operate ‘out of hours’ at weekends to accommodate the client’s requirements.

This flexible approach allowed Brandsafe to deliver this project on-time and with minimal disruption to the operational capacity and effectiveness of this new warehouse.

The Brandsafe Project Team then conducted a final site visit to ensure that all products had been installed to the satisfaction of the end client.

Comments from Russ Bobin (Key Account Manger – Logistics Specialist)

Latitude Magna Park, Milton Keynes

GLP Logo V2

Magna Park in Milton Keynes is one of the most extensive distribution parks in Europe, with buildings occupied by leading retailers such as Waitrose, John Lewis, River Island and Amazon.

Brandsafe have been involved in a number of projects at this particular logistics hub, with the Latitude development the most recent of these sites.

The Project

Latitude 186 (Plot 330) at Magna Park in Milton Keynes is a 186,443 sq. ft. logistics warehouse and distribution centre, ideally situated adjacent to the M1. Readie Construction were appointed by Gazeley to deliver this project, with Brandsafe brought in to provide the finishing touches on-site.

We used our consultative approach and industry expertise to make sure that this building was covered both internally and externally from an impact protection perspective.

The Solution

Inside the warehouse itself, Brandsafe supplied and installed a range of column protection. Our PolyWRAP Column Protectors were specific to provide impact protection for the 12.5 metre high columns in the main warehouse area.

Forklift Impact Skirts were added to these column protectors in order to further protect the warehouse, its people and its vehicles from impact damage.

Additionally, we also needed to safeguard the HGV Service Yard. Brandsafe achieved this by supplying and installing the required number of HGV Wheel Stops. The strength and high visibility of these wheel stops mean that pedestrians and vehicle drivers alike will benefit from their installation.

The Result

A safer workplace, internally and externally, with sustainable and cost-effective impact protection systems provided. The occupier's building, staff and vehicles are now protected as a result of this work.
